101 North Queen Project Recognized at 2019 Commonwealth Awards

Earlier this month, the 101 North Queen project received the “Commercial Catalyst” award at 10,000 Friends of Pennsylvania‘s annual Commonwealth Awards. 10,000 Friends of Pennsylvania is an advocate in Pennsylvania for responsible and efficient land use.

Project stakeholders for the 101NQ project accept the “Commercial Catalyst” award at 10,000 Friends of Pennsylvania’s Commonwealth Awards event.

The Commonwealth Awards celebrate visionary community leadership and catalytic development projects and initiatives that find new uses for vacant and underutilized land, increase opportunities for communities on the rise, and breathe new life into old neighborhoods.

101NQ

Located within the central business district, this formerly windowless 150,000 square feet department store and later defunct manufacturing facility sat vacant for nearly a decade before its successful transformation began in 2018. On the original concrete and steel structure, prominent windows now invite views into the once fortress-like structure with its re-imagined mix of street-level retail and upper-level office/residential uses. A catalyst for inspiring redevelopment within the failed Urban Renewal area known as “Lancaster Square,” 101NQ restores walkable public streetscapes, plantings, and lighting while accommodating approximately 500 new workers and residents along with their customers and guests.

Warfel Recognized For Excellence at ABC Eastern PA, New Jersey Events

Earlier this month, several Warfel projects received Excellence in Construction awards from local Associated Builders and Contractors (ABC) chapters. The Rydal Park Stream Restoration project won an Eagle from ABC East, while the Fiddler’s Elbow Kitchen Renovation and Masonic Village at Burlington Cottage Development both took home Eagles from ABC New Jersey.

Rydal Park Stream Restoration

Located on an active senior care campus, the Rydal Park Stream project commenced to stop significant erosion. Through extensive preconstruction planning, careful site management, and considerations of environmental impacts, our team reconstructed the stream, returning it to its natural state.

 

Fiddler’s Elbow Country Club Kitchen Renovation

Fiddler’s Elbow’s rapid growth during the expansion of their golf facility required the organization to re-examine the functionality of some of their original buildings. The original club kitchen was bursting at the seams, with kitchen staff and servers utilizing all the available space to prepare, cook, and serve food. Minimal space even required a walk-in freezer unit to be located outside the building, where staff needed to access it regardless of the weather. With these considerations in mind, Fiddler’s Elbow knew that a kitchen expansion and renovation were necessary to serve their growing membership.

 

Masonic Village at Burlington Cottage Development

With both organizations tracing their roots back to the early 1900s, Masonic Village and Warfel Construction have built a longstanding relationship based on numerous successful past projects. As Masonic Village continues to grow, they looked for new and different ways to differentiate their community and better serve their residents. The Burlington development is among the first to offer specialty “age in place” upgrade features, allowing residents to chose to remain in their homes longer, before moving into Masonic Village’s continuum of care.

Warfel Wins Seven Awards from ABC Keystone

On Wednesday, November 6, the Associated Builders and Contractors Keystone Chapter held its annual Excellence in Construction celebration. Warfel Construction is proud to share that seven projects were recognized at the event. Six of the projects received the coveted Eagle award, the top prize in each category.

Menno Haven Restore

Merit Award Winner, Category A3-C: Institutional $10 – $25 Million

The first step in Menno Haven’s Project Genesis master plan, the “Restore” rehabilitation facility combines innovative technology with world-class service, catering to seniors in the Chambersburg area. The new facility provides physical therapy, occupational therapy, speech therapy, and respiratory therapy for residents and community members of all ages from the surrounding area. One of the first WELL buildings in the country, Menno Haven ensures the health and safety of patients, staff, and visitors by providing a beneficial environment in which to work, live and recuperate.

UGI Utilities New Headquarters

Excellence Award Winner, Category A1-D: Commercial $25 – $50 Million

A relocation of the firm’s corporate headquarters, this Class-A office building houses more than 350 employees. A combined cooling, heating and power plant that uses natural gas to simultaneously generate electricity and useful thermal energy was also constructed on the site. Involved from conceptual design and throughout preconstruction, a significant effort revolved around complex system coordination. Initially over budget, Warfel worked with consultants to determine avenues for value management. By clearly defining design intent, Warfel capitalized on cost-effective systems with input from our trade partners.

 

Lancaster Behavioral Health Hospital

Excellence Award Winner, Category A4-C: Healthcare $10 – $25 Million

Lancaster Behavioral Health Hospital is a partnership between Penn Medicine Lancaster General Health and UHS. Strategically built to serve the mental health needs of the community, LBHH is the only freestanding psychiatric hospital in Lancaster County. The 126-bed facility utilizes the latest equipment and industry-recognized procedures to provide a caring environment for each patient, while also ensuring the safety of patients and care providers. LBHH provides peace-of-mind to both patients and their families, who can support each other while undergoing much-needed treatment close to home.

 

Pleasant View Retirement Community Dining Renovations

Excellence Award Winner, Category A5-B: Renovation $1 – $5 Million

Envisioned as part of the community’s strategic plan to “create enhanced impact, experience, and purpose,” Pleasant View Retirement Community’s new “Hearth & Harrow” restaurant provides residents, staff and the Manheim community with a unique farm-to-table experience. The original dining facility and lobby were closed for a five-month duration for a total gut and replacement project. This ambitious, fast-track renovation tested our ability to prepare for long-lead items, expertly install completely new products, and maintain an aggressive schedule while working within an occupied resident building.

Masonic Village at Elizabethtown Commandery Cottages

Excellence Award Winner, Category A6-B: Residential New Multi-Unit

Located on a more than 1400-acre campus, Masonic Village at Elizabethtown is constantly pushing for innovation and creativity within the world of Continuing Care Retirement Communities. The Commandery Cottage development boasts 72 units, which are customized through Warfel’s unique Virtual Design Modeler software, allowing residents to make selections and visualize their finished homes. These cottages feature the most advanced “age in place” design elements, allowing residents to live comfortably within their homes for an extended time before they move through Masonic Village’s continuum of care.

Masonic Village at Elizabethtown Smart Cottage

Excellence Award Winner, Category A6-A: Residential New Single Family

Located on a more than 1400-acre campus, Masonic Village at Elizabethtown is constantly pushing for innovation and creativity within the world of Continuing Care Retirement Communities. The first of its kind, the Masonic Village Smart Cottage utilizes automated systems and cloud technology to improve residents’ quality of life. Not only does the Smart Cottage’s K4Community capability make life more convenient by automating blinds, lights, thermostat, etc., but the system can also be used to monitor residents’ healthy, and can alert caregivers if necessary.

Pennsylvania College of Art & Design Student Housing

Excellence Award Winner, Category A6-D: Residential Renovation Multi-Unit

This conversion of this 1910 tobacco warehouse involved extensive modifications and new systems to provide student housing for the Pennsylvania Academy of Art. The goal was to create a comfortable living atmosphere while retaining the historic building features, including the brick walls that remain exposed throughout and the heavy wood beams and columns. The original wood floors were restored, providing additional character and warmth. The result is a creative and modern adaptive reuse coupled with preservation and thoughtful construction methods. A seemingly perfect fit for art and design students.
