Broadmead Mailroom and Vestibule Addition

This project for Broadmead focused on creating a mailroom and vestibule addition that better serves residents and visitors while supporting daily operations. The team constructed a new 1,184-square-foot mailroom and vestibule that connects seamlessly to the existing building. To accommodate the addition, crews removed an 828-square-foot covered walkway that had reached the end of its useful life. Interior upgrades to the corridor and reception desk further improved the arrival experience and helped clarify circulation through the space.

Together, these improvements create a more welcoming and functional entry point. The updated layout supports ease of movement while meeting the needs of residents, staff, and visitors.

Design That Supports Daily Life

The mailroom and vestibule addition was designed with accessibility, comfort, and everyday use in mind. The expanded mailroom allows residents to move through the space comfortably while accessing their mail with ease. A small golf cart storage and maintenance area supports on-site transportation in a practical and unobtrusive way.

Thoughtful architectural details add warmth and character to the space. A green roof introduces visual interest while supporting long-term sustainability goals. A skylight brings natural daylight into the interior, creating a bright and open atmosphere. Exposed glulam beams add structure and warmth while reinforcing a clean, modern aesthetic. Each element balances visual appeal with durability and performance.

Working Through Tight Site Conditions

Limited site access presented the project’s most significant challenge. All materials and equipment had to pass through a covered sidewalk measuring just 5 feet 6 inches wide and 7 feet 6 inches tall. These constraints influenced nearly every phase of construction and required detailed planning and coordination.

Excavation required the removal of nearly 1,000 cubic yards of soil. Crews transported the material by buggy to a stockpile located several hundred feet from the work area. Steel installation brought similar challenges, with teams using motorized dollies to move materials from the laydown area. Additional time was built into the schedule to maintain safety and efficiency. Concrete placement required pumping material nearly 350 linear feet, ensuring quality results despite the restricted access.

Strengthening Regional Partnerships

Because of Broadmead’s location, the project team worked with several subcontractors new to Warfel’s typical network. These partnerships expanded our regional presence and strengthened relationships with trusted trade partners. The collaboration supported efficient delivery while laying the groundwork for future projects in the area.

The completed mailroom and vestibule addition reflects teamwork, adaptability, and attention to detail. It supports Broadmead’s community while meeting practical needs and long-term goals.

Falcon Pointe Independent Living Apartments

Falcon Pointe is a four-story, 85,000-square-foot apartment building offering 35 thoughtfully designed two-bedroom independent living units. With four unique floor plans—Lilac, Lotus, Marigold, and Zinnia—residents can choose a layout that best fits their lifestyle. Select plans, including the Lotus and Zinnia, feature an additional den space for added flexibility and comfort.

Designed with community and convenience in mind, Falcon Pointe includes two shared amenity spaces: a first-floor multi-purpose room ideal for social events and a fourth-floor rooftop lounge with sweeping views of downtown Lancaster.

The new building seamlessly connects to the adjacent Bluebird building, which Warfel completed in 2018. Indoor access between the two structures and an underground pipe tunnel allow for efficient integration of mechanical and electrical systems, improving overall functionality for residents and staff.

Warfel’s VDM (Virtual Design & Management) program empowered residents to personalize their new homes with a curated selection of upgrades—from cabinet finishes and paint colors to tile, fireplaces, and more—ensuring each apartment reflects the resident’s individual style.

Commons Renovations at Homestead Village

Homestead Village, a premier life-plan community in Lancaster, PA, is dedicated to offering exceptional resident-centered amenities. To enhance the community’s offerings, a multi-phased renovation and expansion of common areas were completed. The goal was to create a vibrant activity hub, featuring a new dining area, kitchen, spa, nurses offices, and more.

Renovation Highlights

Warfel Construction led significant renovations, starting with the transformation of the lobby and dining area. This included an addition to expand the dining space and several food service upgrades. The revamped space now includes a deli, a bistro with a pizza oven, a bussing station, a wait station, and a food take-out area. Additionally, the updated lobby also features a new celebration space, a gift shop, and an enlarged mailroom.

Along with the front-of-house spaces, the kitchen underwent extensive renovations with the installation of new, state-of-the-art equipment, including a commercial dishwasher and kitchen hood system. The spa was relocated to provide a more modern and spacious environment, complete with a reception area and a dedicated manicure/pedicure room to better serve residents.

Furthermore, HVAC system upgrades were completed, and new flooring, lighting, and finishes were installed throughout the project. The corridors connecting shared spaces were also updated with fresh flooring, ceilings, lighting, paint, and wall coverings.

In conclusion, this renovation project was a collaborative effort that helped elevate Homestead Village as a hub for quality services and inviting spaces. The Warfel team is proud to have contributed to this transformation, which will enhance the living experience for residents for years to come.

New Administration Building

This new, state-of-the-art senior living facility at Leisure World of Maryland is a modern two-floor building designed with both functionality and comfort in mind. The structure houses various amenities, including dedicated spaces for vendors, staff offices, and meeting rooms for both staff and residents. Construction for the new building began in March 2023, with the main phase of construction being completed in August 2024. This marks a significant milestone for the community, as the previous administration building, which had stood for nearly 60 years, was demolished during one of the last stages of the project.

In addition to the new building, the final phase of the project, completed in November 2024, involved a significant upgrade to the surrounding infrastructure. The development includes a newly paved parking area that accommodates 18 ADA-designated spaces, ensuring accessibility for all residents and visitors. The project also included extensive improvements to the exterior, with newly installed sidewalks, curbs, gutters, and enhanced lighting that will provide safety and ease of access for residents and guests. Thoughtful landscaping was also incorporated into the design to create a visually appealing and tranquil environment. With these upgrades, the facility is poised to continue supporting its community for many years to come.

Whisk Cafe

Located on the edge of Masonic Village at Elizabethtown’s campus, the Whisk Cafe is in a restored commercial unit which the Warfel team converted into a unique, farm-to-table restaurant. Serving the Masonic Village and greater Elizabethtown Community, the renovated space features more natural light, new MEP systems, and commercial kitchen equipment. Extensive planning was required to keep the project on a tight schedule, and special care was taken to coordinate utilities with another contractor working on Masonic Village’s busy campus.

The Pond’s Edge Cafe

The renovation to the dining room and café included upgrades to the walls, flooring, and above-ceiling systems. Notable amenities and finishes include trellis and chandelier lighting, an electric fireplace, sound attenuation panels, a new storefront entryway with a pocket door, and a hearth pizza oven. New high-end kitchen equipment included in the complex kitchen package required detailed communication with the design team and owner to ensure timely selections to maintain the project schedule.

Sycamore Springs West Cottage Development

The Sycamore Springs West Cottages comprised 50 cottages and four community buildings spanning over 27 acres. Each cottage had multiple upgrade selections, including finish, additional attic storage, two optional kitchen layouts, fireplaces, a sunroom option, and multiple bathroom selections. The residents completed all cottage upgrade selections through Warfel’s Virtual Design Modeler software.

Rydal Park & Waters Cottage Development

Warfel broke ground on this long-awaited cottage development in 2019. The new, 33-acre community includes 75 units in a mix of single and duplex cottages, grouped in 12 total sequences during construction. Resident selections for finishes and personalized upgrades were managed with Warfel’s proprietary Virtual Design Modeler and the Warfel operations team, which enabled residents to view and modify their options online. The new neighborhood also included a clubhouse with a fitness center, multipurpose space, lounge, heated swimming pool, and an outdoor grilling area.

Preston Residence Personal Care Building

This expansion to Barclay Friend’s campus includes 60 resident rooms, country kitchens, and common spaces on the first and second floors, along with a dedicated single-story memory support wing. The below-grade ground floor includes the administrative suite, staff breakroom, bathrooms, a conference room (which can also be used for private dining settings), a salon, and a fitness room. This multi-floor addition is connected to the existing facility with two new corridors straddling the existing mechanical room, requiring utility tie-ins for multiple systems.

Kendal at Longwood Café Renovations

This project involved renovating the existing café to modernize the aesthetics and amenities for residents. The new space features a larger seating area, beautiful finishes, more natural light, and expanded views of the arboretum surrounding the Kendal at Longwood campus. This fast-casual marketplace allows residents to enjoy a variety of meal options while providing a space where comfort, connection, and community can flourish.
