Project Executive – Delaware

Warfel Construction is seeking an experienced Project Executive in Delaware to provide executive leadership across commercial construction projects, project teams, and client relationships.

The Project Executive oversees multiple Project Managers and their projects while helping drive client satisfaction, project performance, and team development. This role provides leadership from Preconstruction through project completion and works closely with clients, Operations, Business Development, Work Acquisition, and field teams.

As an executive-level client contact, the Project Executive builds trusted relationships, proactively addresses project needs, and helps create the exceptional client experience behind Warfel’s Clients for Life® mission.

Key Responsibilities

Client & Project Leadership

  • Serve as an executive-level client contact from Preconstruction, when applicable, through project completion.
  • Maintain regular communication with clients and remain available to help address project concerns or challenges.
  • Provide executive oversight of multiple commercial construction projects.
  • Monitor project communication, schedules, change management, and team dynamics to identify potential concerns early.
  • Attend Owner/Architect meetings as project needs and client relationships require.
  • Help project teams resolve major challenges while protecting the client’s interests and Warfel’s project goals.

Team Leadership & Development

  • Lead a team of approximately three to five Project Managers and provide oversight of their projects.
  • Establish clear expectations, responsibilities, and direction for Project Managers and project teams.
  • Coach and develop Project Managers to strengthen individual and team performance.
  • Build strong project teams and promote collaboration among internal and external partners.
  • Address personnel conflicts and help teams work through challenges effectively.
  • Lead multiple project teams while maintaining accountability for overall performance.

Business & Financial Performance

  • Establish team revenue and margin goals that align with Warfel’s strategic and organizational goals.
  • Monitor project performance to help ensure projects are completed on schedule and within budget.
  • Partner with Business Development and Work Acquisition to identify new client relationships and project opportunities.
  • Support business development efforts that contribute to team revenue and margin goals.
  • Represent Warfel effectively in client interviews, presentations, and other work acquisition opportunities.
  • Help prepare and respond to Requests for Proposals (RFPs) and Requests for Qualifications (RFQs).

Preconstruction & Procurement

  • Collaborate with Preconstruction teams throughout various stages of project design.
  • Help develop logistics plans, conceptual schedules, and constructability reviews.
  • Participate actively in project turnover from Preconstruction to Operations.
  • Oversee procurement planning for key critical-path trades and early project packages.
  • Help project teams identify procurement needs that could affect schedule or overall project performance.

Schedule, Quality & Project Performance

  • Visit jobsites as required to evaluate project progress, quality, and overall jobsite conditions.
  • Compare construction progress with the CPM schedule and discuss project status with field supervisors and Project Managers.
  • Identify schedule inconsistencies and help project teams develop recovery plans when needed.
  • Review quality control performance with field supervisors and project teams.
  • Ensure teams develop recovery plans for quality concerns and take an active role in resolving significant issues.
  • Review major project concerns with Operations leadership to support sound decisions and protect Warfel’s interests.

Project Completion

  • Maintain active involvement throughout the project completion and turnover process.
  • Ensure project teams complete punch list work in a timely manner.
  • Monitor outstanding project requirements to support completion by the scheduled client turnover.
  • Help ensure projects finish with the same level of communication, quality, and client service established throughout construction.

Qualifications & Experience

  • Minimum of a four-year degree in Construction Management, Engineering, Architecture, or a related field, or equivalent relevant career experience.
  • 12+ years of construction management or similar relevant experience.
  • Proven success managing commercial construction projects comparable in size and complexity to Warfel’s work.
  • Demonstrated experience leading and developing Project Managers and project teams.
  • Strong understanding of preconstruction, scheduling, procurement, cost management, and construction operations.
  • Strong client relationship and communication skills.
  • Excellent presentation and interview skills.
  • Experience supporting RFP and RFQ responses.
  • Strong leadership, planning, decision-making, and problem-solving skills.
  • Ability to oversee multiple projects and teams simultaneously.

Physical Requirements

  • Ability to remain stationary for approximately 50% of the workday.
  • Ability to move throughout office environments and active construction jobsites, including areas with uneven terrain.
  • Frequent use of computers, phones, printers, and other office equipment.
  • Frequent communication with internal and external project stakeholders.

The Project Manager oversees projects from planning through completion, with responsibility for schedule, budget, communication, documentation, and overall project performance. This role works closely with clients, design teams, Superintendents, Project Engineers, Estimators, and trade partners to keep projects moving forward.

Key Responsibilities

Client & Project Leadership

  • Serve as a primary point of contact for clients and design teams throughout the project.
  • Communicate proactively and effectively to maintain strong client relationships.
  • Lead internal and external project teams toward successful project outcomes.
  • Manage multiple projects when required.
  • Identify project challenges and work with team members to develop effective solutions.

Preconstruction & Project Start-Up

  • Collaborate with Estimating to review project costs and support early project planning.

  • Lead internal project start-up meetings with the Superintendent, Estimator, and other team members.
  • Coordinate start-up requirements such as permits, insurance certificates, jobsite facilities, scheduling, and procurement.

Scheduling & Procurement

  • Develop and maintain detailed, project-specific schedules.
  • Coordinate project scheduling with Superintendents, Estimators, and other internal resources.
  • Procure subcontracts, materials, and other project resources.
  • Address subcontractor performance or default concerns and maintain accurate documentation.
  • Monitor project progress and adjust plans as needed to maintain schedule.

Budget & Cost Management

  • Prepare and submit monthly project cost projections.
  • Maintain accurate documentation to support cost projections and financial analysis.
  • Monitor project costs and identify opportunities for greater efficiency.
  • Create and track project labor analyses when applicable.
  • Prepare accurate and timely client billings.
  • Manage project budgets to support financial and project performance goals.

Documentation & Change Management

  • Ensure project documentation remains accurate, current, and accessible to appropriate team members.
  • Maintain clear records and correspondence throughout the project.
  • Manage change orders diligently and maintain accurate records of change requests.
  • Process project documentation and required paperwork promptly.
  • Use project management software to track progress and maintain current project information.

Team Collaboration

  • Work closely with Project Engineers and provide guidance throughout the project.
  • Partner with field teams to address project needs and resolve challenges.
  • Maintain strong communication among clients, design teams, trade partners, and internal team members.
  • Promote collaboration and accountability across the project team.
  • Perform other duties as assigned.

Qualifications & Experience

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
  • 2–4 years of general construction experience and 4–6 years of management experience.
  • Experience managing commercial construction projects ranging from approximately $250,000 to $10 million.
  • Proven ability to lead diverse, cross-functional project teams.
  • Experience managing budgets for complex construction projects.
  • Strong understanding of construction scheduling, procurement, cost management, and project documentation.
  • Excellent written and verbal communication skills.
  • Strong organizational skills with attention to detail.
  • Ability to manage multiple priorities and projects effectively.

Foreman – Delaware

Construction Foreman

Warfel Construction is seeking an experienced Construction Foreman in Delaware to join our field team and support commercial construction projects throughout the state.

The Foreman works closely with the Superintendent and project team to coordinate daily jobsite activities, monitor trade partner work, review material deliveries, and maintain quality and safety standards. Depending on experience and project needs, this position may also have the opportunity to lead assigned projects.

This position reports to the site Superintendent, with oversight from the Director of Field Operations.

Daily travel to assigned projects within a 0–120-mile radius may be required. Team members who agree to travel beyond the required radius may be eligible for a salary premium based on distance.

Key Responsibilities

Jobsite Coordination

  • Review daily jobsite priorities with the Superintendent and help coordinate upcoming work.
  • Read and interpret project plans and specifications to understand construction methods, details, and sequencing.
  • Coordinate with trade partners and vendors to support project schedules and delivery dates.
  • Monitor field activities and communicate potential schedule concerns to the Superintendent and project team.
  • Purchase miscellaneous jobsite materials, hardware, and supplies as authorized by the Superintendent and Project Manager.
  • Maintain current contract documents and ensure field teams have access to the latest drawings and project information.

Safety

  • Promote a strong safety culture and reinforce safe work practices across the jobsite.
  • Identify and address jobsite hazards promptly.
  • Ensure Warfel employees, trade partners, and visitors follow company and project-specific safety requirements.
  • Support regular safety inspections and reviews with designated safety personnel.
  • Encourage personal ownership of safety among everyone working onsite.

Quality Control

  • Monitor workmanship to ensure installed work follows project drawings, specifications, and Warfel quality standards.
  • Review shop drawings, submittals, and field measurements before materials are fabricated.
  • Inspect material deliveries and verify them against approved submittals and contract documents.
  • Maintain accurate material delivery logs.
  • Perform quality inspections and complete required QA/QC documentation.
  • Support the Superintendent with inspections of completed work and resolution of quality concerns.

Project Documentation & Communication

  • Document jobsite progress through routine photographs and maintain files according to Warfel’s quality control standards.
  • Prepare notes, photographs, and other documentation for trade partners as needed.
  • Document project conversations, information requests, delivery dates, and field concerns.
  • Maintain clear communication with internal and external project team members.
  • Assist with completion lists and punch list documentation during project closeout.

Field Leadership

  • Support the Superintendent in coordinating daily field activities.
  • Help ensure trade partners understand project expectations and complete work according to schedule and quality requirements.
  • Provide field leadership and direction as project needs require.
  • Perform hands-on construction work when needed.
  • Depending on experience and project needs, lead assigned projects with support from Warfel’s Operations team.
  • Perform other duties as assigned.

Qualifications & Experience

  • Minimum of six years of construction industry experience.
  • Proven ability to lead and coordinate others in a construction environment.
  • Commercial construction experience preferred.
  • Strong understanding of construction drawings, specifications, and sequencing.
  • Knowledge of jobsite safety and construction quality standards.
  • Strong communication, organization, and problem-solving skills.
  • No formal degree required; relevant construction experience and training are required.
  • Reliable transportation and ability to travel daily to assigned jobsites.

Physical Requirements

  • Stand for approximately 95% of the workday.
  • Walk frequently throughout active construction jobsites and changing work areas.
  • Sit for approximately 5% of the workday.
  • Lift and carry materials weighing up to 50 pounds. Equipment may be available for assistance.

Warfel Construction is seeking an experienced Construction Superintendent in Delaware to lead commercial construction projects throughout the state.

The Superintendent oversees daily construction activities and helps ensure projects are completed safely, on schedule, within budget, and to Warfel’s quality standards. This role works closely with Project Managers, field teams, trade partners, vendors, and clients to coordinate work and keep projects moving forward.

Safety is a top priority at Warfel. The Superintendent promotes a strong jobsite safety culture and ensures Warfel employees, trade partners, and visitors follow all company and project-specific safety requirements.

Standard work hours are Monday through Friday, 7:00 AM to 3:30 PM, with a 30-minute lunch. Occasional overtime and Saturday work may be required. Travel to assigned jobsites throughout Delaware will vary, and reliable transportation is required.

Key Responsibilities

Jobsite Leadership & Coordination

  • Oversee daily construction activities and coordinate work among field teams, trade partners, and vendors.

  • Conduct weekly Toolbox Talks with field teams.

Scheduling & Planning

  • Develop and update three-week look-ahead schedules each week.
  • Assist the project management team with overall project schedule updates.
  • Communicate upcoming work and schedule requirements to trade partners, vendors, and clients.
  • Identify potential schedule impacts early and work with the project team to develop solutions.

Quality Control

  • Monitor trade partner workmanship for compliance with project drawings, specifications, and Warfel quality standards.
  • Review shop drawings and field measurements before materials are fabricated.
  • Identify quality concerns and work with project teams and trade partners to resolve them.
  • Help ensure completed work meets client expectations and project requirements.

Project & Client Communication

  • Meet with client representatives as needed to discuss project progress and address questions.

  • Ensure additional work or deviations from contract documents receive proper authorization before proceeding.

Field Team Leadership

  • Supervise Warfel field employees assigned to the project.
  • Set clear expectations and promote accountability across the field team.
  • Provide employee performance feedback and evaluations when requested.
  • Make recommendations regarding field employee development, promotions, and other personnel decisions.

Qualifications & Experience

  • Minimum of 10 years of supervisory experience on commercial construction projects.
  • Strong commercial construction background and field experience.
  • Ability to read and interpret construction drawings, specifications, and schedules.
  • Strong understanding of construction sequencing, jobsite safety, and quality control.
  • Strong leadership, communication, organization, and problem-solving skills.
  • Ability to coordinate multiple trade partners and construction activities.
  • Reliable transportation and ability to travel to assigned Delaware jobsites.
