Warfel Construction Company is currently searching for an experienced Project Manager to join our high-paced, Client-focused team, based in Winchester, VA. A successful Project Manager (PM) will be able to focus on providing ongoing customer satisfaction in a way that ensures repeat business, while keeping the project(s) on schedule and on budget.

Meeting those goals will be accomplished by building a good project team internally and externally. Scheduling and purchasing with input from internal resources (Superintendents and Estimating) are critical in getting the project started properly. Recordkeeping, correspondence, and communication throughout the project hierarchy is the responsibility of the PM, whether delegated or performed directly.

Requirements

Job responsibilities include, but are not limited to, the following:

· Interacts with the estimating department to follow the development of costs and to assist in brainstorming. Also ensures a good mix of vendors has been invited to bid on projects.

· Begins a schedule and initiates an internal job start-up meeting with the project manager, superintendent, and estimator. This meeting will discuss scheduling, purchasing, and assigning responsibilities for typical job start-up items (i.e., building permit, insurance certificates, job trailer, etc.)

· Prepares regular cost projection updates and submits internally monthly. Provides required documentation with cost projections and cost analysis.

· Excels at cost management and implements cost efficiencies where possible. Creates and tracks labor analysis for the project, as applicable.

· Communicates with Client and design team in a timely, efficient manner to promote Clients for Life mission.

· Establish a job detailed and job specific schedule.

· Assemble & authorize the purchase of subcontracts and materials. Manages subcontractor default issues if they arise and documents / maintains records for the process.

· Ensures document management is performed accurately and that all parties receive current project documents to utilize for construction.

· Use diligence in the change order process and keep accurate and current records of change order requests.

· Process paperwork promptly.

· Produce accurate and on-time billing.

· Work with Project Engineers to assist in project management.

· Attend job site meetings as necessary to track progress of project and ensure smooth communications with owners, architect, superintendent, subcontractors, etc.

· Utilize software to track and update projects.

· Perform problem-solving in all areas of the project.

· May manage multiple projects at a time.

· Perform other duties as assigned.

 

Qualifications:

· Bachelor’s degree in Engineering, Architecture, or Construction Management with a strong emphasis on management

· 2 – 4 years general experience; 4 – 6 years management experience

· Experienced with construction projects ranging from $250k to $10M in size

· Proven experience leading diverse and multi-functional teams

· Excellent written and verbal communication skills

· Solid organizational skills, including attention to detail and multitasking

· Experience managing budgets for complex construction projects.

Preconstruction Manager – Winchester, VA

Warfel Construction Company is currently seeking a Preconstruction Manager to support our Warfel team at Winchester, VA. As a Preconstruction Manager, duties will include working closely with clients, design consultants, and other project stakeholders to ensure that program, design and preconstruction milestones are completed as part of the selected project delivery method.

Requirements

  • Collaborate with various departments, including Business Development, Estimating, and Operations, on project approach and required deliverables during the preconstruction phase
  • Develop and maintain client and consultant relationships
  • Coordinate client requests with the project team

  • Participate in the Value Management process
  • Develop preconstruction schedules, master project schedules, project phasing, and site logistic plans

  • Minimum of 5 years of preconstruction management experience with a CM or GM.
  • Knowledge of building systems and the construction process
  • Excellent written and verbal communication skills
  • Proven ability to work efficiently as a leader of a team
  • Ability to communicate effectively with all members of the client, design, and construction teams
  • Experience with Destini Software is a plus

Quality Engineer – Winchester, VA

Description

Warfel Construction Company is currently looking for a Quality Engineer to join our high-paced, Client-focused team in Winchester, VA. The Quality Engineer will provide quality assurance services on the project level to ensure client satisfaction.

This role will include assisting project teams with understanding the constructability details and providing accountability and best practices within the scope of work for the respective project. It will also include proactively tracking Quality Control and Work-in-Place progression in alignment with the project schedule to ensure project deadlines are met. Issues should be documented and communicated to the project team, with accountability for assisting with timely resolution, as necessary.

 

Requirements:

Job responsibilities include, but are not limited to, the following:

  • Provide quality assurance oversight of the project to ensure overall client satisfaction and that client expectations are met or exceeded.
  • Review contract documents, construction details, and systems for assigned projects. Proactively review any constructability and/or performance concerns with the project team.
  • Routinely visit projects to verify quality of installation against contract documents for quality control issues to assure projects are completed on time and on or under budget. Assist project team with quality control documentation and resolution.
  • As necessary, proactively participate in pre-installation meetings to review key construction details and establish expectations with project teams and trade partners. Review meeting minutes to ensure accurate documentation and to ensure Warfel’s best interests and risk mitigation.
  • As necessary, assist in mock-up completion and compliance with key construction details to ensure accuracy with project documents.
  • Regularly visit job sites within 1 – 2 hours of your home office to perform quality audits. Some job sites may require additional travel.
  • Actively discusses quality control with the field supervisor. Identifies potential issues, ensures the team has a recovery/remediation plan for any quality control issues, and takes an active role in resolving major quality control issues.
  • Active involvement with the project completion process and punch-out. Assist the project team with completing the punch list on time and ensure all outstanding project items are completed on or before the scheduled turnover to the client.
  • Perform/oversee onsite testing such as spray bar water tests, moisture testing, thermos scanning, in-wall/ceiling investigation, envelope / flashing inspections, etc., as required to verify project performance standards and established Warfel operating procedures.
  • Review major project issues with the Assistant Operations Manager to ensure that Warfel’s best interests are considered.
  • Work with the Assistant Operations Manager and Director of Risk Management to establish Standard Operating Procedures to ensure best-in-class Quality Control / Quality Assurance for Client project delivery and Warfel risk mitigation.
  • The Quality Engineer will be required to have or obtain a drone pilot license within six (6) weeks of transition into the role.

 

Qualifications:

  • 5+ years of general construction experience
  • Proven record of successfully achieving quality control consistent with company standards
  • Excellent written, verbal, and interpersonal communication skills
  • Strong attention to detail, with a focus on organization and multitasking

This position will require frequent visits to active construction jobsites. The qualified individual for this role will need to move frequently throughout a construction jobsite with uneven terrain and in inclement weather. Some effort may be required to lift or move materials up to 50 lbs.

Project Engineer – Winchester, VA

Description

Warfel Construction Company is seeking a Project Engineer to join our fast-paced, team-oriented organization in Winchester, VA. Successful candidates will possess high energy and strong initiative. Project Engineers can expect to work directly with Project Managers and Superintendents by managing daily tasks, overseeing communication between internal and external team members, and managing submittal review and processing.

Frequent visits to the jobsite throughout the week will be required to be effective and efficient.

Requirements:

Job responsibilities include, but are not limited to, the following:

  • Keeps in contact with the jobsite supervisor and field engineer via phone and site visits to discuss problems and concerns and provide a general update each day. Regular visits to the jobsite are required based on project status and Client requirements.
  • Prepared change orders for input into Procore Construction Software to update purchase orders and contract amounts to subcontractors.
  • Performs project procurement (writing scope sheets, negotiating with vendors) as reviewed with the Sr./Project Manager.
  • Depending on their responsibilities, they may review and approve RFIs generated by the field engineer or write and disseminate RFI questions and responses themselves.
  • Prepares submittals to send to the architect/engineer (reviews them for compliance with the specifications) in Procore for review and approval of material. May delegate some submittal reviews to the Field Engineer and track their progress with the completion of submittals.
  • Tracks returned submittals and comments on the submittals for completion/follow-up.
  • Conducts subcontractor bi-weekly meetings and pre-installation meetings. Prepares agendas for meetings.
  • Prepares owner meeting minutes for Project Manager review and reviews Field Engineer drafts of subcontractor meeting minutes.
  • Additional functions may be required due to project contracts or client requirements.

 

Qualifications:

  • Bachelor’s degree required
  • 1 – 2 years of construction management-related experience working on the full duration of projects (may vary depending on the assigned project schedule).
  • Experience as a Field Engineer or similar related career experience
  • Proven experience leading diverse and multi-functional teams
  • Excellent written and verbal communication skills
  • Solid organizational skills, including attention to detail and multitasking
