Project Manager/Estimator – Winchester, VA
Warfel Construction Company is seeking a Project Manager/Estimator to join our dynamic, client-focused team in Winchester, VA. This hybrid role involves managing construction projects from start to finish and estimating project costs, timelines, and resource needs.
As a key player on the team, you’ll ensure projects are completed on time, within budget, and to the client’s satisfaction. You’ll be involved from planning through project completion, maintaining communication with all stakeholders throughout the process.
Key Responsibilities
Project Management:
- Lead the overall management of construction projects, ensuring successful completion that meets budget and timeline goals.
- Organize project kick-off meetings, define team responsibilities, and develop initial schedules.
- Collaborate with the project team to establish detailed, job-specific schedules and update them regularly.
- Oversee the procurement process: manage subcontracts, purchase orders, and material acquisitions.
- Provide monthly cost projections, update cost analyses, and identify cost-saving opportunities.
- Manage RFI (Request for Information) and Submittal processes, tracking potential delays and issues.
- Attend job site meetings as needed, ensuring smooth communication with owners, architects, superintendents, and subcontractors. May lead these meetings as appropriate.
- Manage change orders carefully, keeping records up-to-date and ensuring accurate documentation.
- Process accurate pay applications for clients and subcontractors.
- Ensure project quality control and maintain photo documentation.
Estimating:
- Review bid documents and develop preconstruction RFIs to clarify project details.
- Prepare bid deliverables, including quantity take-offs, scope sheets, and variance reports.
- Leverage estimating expertise to create detailed project plans, including accurate cost breakdowns and resource allocation.
- Reach out to trade partners, suppliers, and vendors for pricing proposals.
- Negotiate with subcontractors and suppliers to secure competitive pricing.
- Conduct risk mitigation assessments for subcontracts using the SRMP process.
- Develop scopes of work for subcontracts and purchase orders.
Additional Duties:
- Manage and mentor the project team to ensure timely task completion and skills development.
- Promote effective communication within the team and with external partners.
- Manage multiple projects concurrently as needed.
- Conduct on-site visits when necessary and assist in troubleshooting challenges.
- Perform any other duties as assigned.
Qualifications
Education & Experience:
- 5+ years of experience in construction estimating and project management.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred (but not required).
- Prior experience as a Project Manager or Assistant Project Manager with a focus on client relations, budget and schedule management, and team leadership.
- Proficiency in Microsoft Excel and Microsoft Office. Experience with Destini software is a plus.
- Strong knowledge of blueprint reading, quantity take-offs, and general construction principles.
Physical Requirements:
- Ability to remain stationary for extended periods (up to 50% of the time).
- Frequent use of office equipment such as computers, calculators, phones, copiers, and printers.
- Occasional lifting (up to 25 lbs).
- Visits to job sites may involve exposure to varying weather conditions.
