Senior Project Manager – East Petersburg, PA

Warfel Construction is seeking an experienced Senior Project Manager to join our team in East Petersburg, PA. This position leads complex commercial construction projects while building strong relationships with clients, design partners, trade partners, and internal teams.

As a Senior Project Manager, you will oversee projects from preconstruction through completion. You will lead project teams, manage budgets and schedules, anticipate challenges, and maintain proactive communication with clients.

Above all, you will play an important role in advancing Warfel’s Clients for Life® mission by delivering an exceptional construction experience and building relationships that extend beyond a single project.

Key Responsibilities

Client & Project Leadership

  • Serve as a primary point of contact for clients and design teams throughout the project.
  • Build strong client relationships through proactive, timely, and transparent communication.
  • Manage multiple client, design team, and internal team expectations.
  • Lead multiple projects and project teams while promoting collaboration and accountability.
  • Maintain strong communication among internal and external project stakeholders.
  • Represent Warfel during client interviews, presentations, and other business development opportunities.
  • Support responses to Requests for Proposals (RFPs) and Requests for Qualifications (RFQs).

Preconstruction & Planning

  • Collaborate with Preconstruction teams during early project planning and design.
  • Develop logistics plans, conceptual schedules, and constructability reviews.
  • Apply construction experience to identify potential challenges before work begins.
  • Develop phasing and sequencing strategies that support project goals.
  • Recommend solutions that reduce potential schedule and budget impacts.

Schedule & Project Execution

  • Develop detailed, project-specific CPM schedules with support from the project team.
  • Update project schedules at least twice each month.
  • Identify potential schedule impacts and develop strategies to keep projects on track.
  • Communicate schedule changes or delays to clients promptly.
  • Attend jobsite meetings to monitor progress and maintain communication with clients, architects, Superintendents, and trade partners.
  • Lead project meetings when needed.

Financial Management

  • Manage $30 million or more in annual project revenue, based on yearly company goals.
  • Work toward established project margin and profitability targets.
  • Develop and execute project profit strategies.
  • Monitor project budgets and identify opportunities for cost efficiency.
  • Prepare and submit monthly cost projections.
  • Create and track project labor analyses when applicable.
  • Maintain accurate financial records throughout the project lifecycle.

Procurement & Risk Management

  • Oversee the subcontractor risk management process.
  • Develop thorough scopes of work for subcontracts and purchase orders.
  • Lead project procurement in collaboration with the project team.
  • Review, negotiate, and finalize subcontract and purchase order agreements.
  • Use project experience to identify and mitigate subcontractor and procurement risks.

Change Management

  • Oversee the project change management process.
  • Communicate potential cost impacts to clients proactively.
  • Ensure change orders are accurate, documented, and processed promptly.
  • Maintain clear records of project changes and associated costs.

Team Leadership & Development

  • Lead project team members and ensure timely completion of assigned responsibilities.
  • Establish clear expectations and promote accountability across the project team.
  • Mentor team members by providing guidance, training, and professional development.
  • Foster positive team dynamics and encourage collaboration between field and office teams.

Qualifications & Experience

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field required. Comparable professional experience may also be considered.
  • 10+ years of construction project management or related experience.
  • Proven experience successfully managing commercial construction projects similar in size and complexity to Warfel projects.
  • Successful completion of at least five projects valued at $20 million or more.
  • Strong knowledge of construction sequencing, scheduling, budgeting, procurement, and cost management.
  • Demonstrated ability to lead multiple project teams and complex projects.
  • Strong client relationship and communication skills.
  • Experience collaborating with Preconstruction, design, and field teams.
  • Strong presentation, organization, problem-solving, and decision-making skills.

Physical Requirements

  • Ability to remain stationary for approximately 50% of the workday.
  • Ability to move throughout office environments and active construction sites, including areas with uneven terrain.
  • Frequent use of computers, phones, printers, and other office equipment.
  • Frequent communication with internal and external stakeholders.
  • Ability to occasionally lift or move items weighing 5–25 pounds.
  • Occasional ability to lift items weighing up to 60 pounds, such as large drawing sets.
  • Jobsite visits may involve exposure to varying weather conditions.
