Overview of Campus Expansion
The Campus Expansion Building M project added a five-story Class-A facility to Eurofins Lancaster Laboratories’ growing Lancaster campus. Warfel partnered with Eurofins on a building that combines laboratory, office, and parking garage space in one addition. The facility was designed to support biopharmaceutical and pharmaceutical operations through large-scale laboratory space, modern offices, and conference rooms on every floor. A sky bridge links the third floor of existing Building D to Building M, helping the campus feel more connected as it grows.
Campus Expansion Building M Program
Building M brings daily research, workplace, meeting, and parking needs into one five-story addition. The laboratory areas give Eurofins expanded space for biopharmaceutical and pharmaceutical operations. Meanwhile, modern offices and conference rooms on every floor create places for planning, discussion, and daily coordination. The parking garage adds another practical function within the same facility. Together, these spaces support a campus environment where scientific work and workplace needs remain closely connected.
Scope Changes and Workflow Planning
During construction, the project scope expanded significantly with multiple lab fit-outs and added program requirements. Because those changes arrived midstream, the work required careful planning beyond the original path. Warfel implemented strategic workflow adjustments and proactive planning to keep turnover and commissioning on schedule. At the same time, the team worked to minimize delays while maintaining quality and safety. This helped the project move forward while the building program continued to grow.
MEP Coordination and Project Collaboration
The complexity of Building M’s MEP systems became a defining part of the project. Warfel’s Virtual Design and Construction (VDC) and Constructability teams led comprehensive coordination efforts around those systems. Regular meetings brought trade partners, engineers, designers, and the owner team into the same conversation. Through that collaboration, the project supported system integration, rapid issue resolution, and flexibility for future campus growth. Connection points for upcoming expansions were also built into the work.
