The Independent & Assisted Living Facility introduced a brand-new senior living community outside New Berlin, Pennsylvania. Located in Mifflinburg, the 32,100-square-foot project is the first phase of Homestead Heights’ master plan. The building brings independent living apartments, assisted living units, shared amenities, dining, and service areas together in one warm setting. Completed over 14 months, the facility gives residents places to live, gather, worship, exercise, dine, and receive support close to home.
Songbird Trail and Wildflower Way Residences
In the west wing, Songbird Trail includes 11 modern independent living apartments. The east wing includes 13 Wildflower Way assisted living units for residents who need additional daily help. Each room was designed to feel warm and supportive, with care close by when residents need it. Together, these two wings give Homestead Heights a balanced first phase with privacy, comfort, and connection. The layout keeps resident homes close to the shared spaces that shape daily community life.
Independent & Assisted Living Spaces for Daily Life
The south wing adds the places where residents, families, and staff can gather throughout the day. A reception and lobby area welcome people into the building, while the chapel offers a quiet place for reflection. The fitness center, conference room, salon, community kitchen, and dining room add variety to the daily experience. For senior living construction clients, this relationship between residential wings and amenities is an important planning detail.
Behind-the-Scenes Spaces That Keep Care Moving
The building also includes practical spaces that help the community function well behind the scenes. Back-of-house areas include a commercial kitchen, storage rooms, commercial laundry room, offices, IT closet, and auxiliary spaces. These spaces give staff room for food service, laundry, administration, technology, and storage. Just as importantly, they help keep resident-facing areas calm, organized, and welcoming. Together, these behind-the-scenes spaces help the community run smoothly while keeping resident areas welcoming and comfortable.

Warfel’s preconstruction services helped Homestead Heights plan the project with unknowns and target budget in view. That early planning gave the first phase a steadier path from concept to completed senior living community.
