The Preston Residence personal care building expands the Barclay Friends campus in West Chester, Pennsylvania. The addition introduces 60 resident rooms along with shared living and support spaces. Because of this, the project supports daily care needs while maintaining a connected campus environment. The building spans multiple levels, with resident-focused areas located on the first and second floors. A dedicated single-story memory support wing is also included, providing a focused setting for specialized care. The overall layout supports both comfort and functionality across different levels of care.

Personal Care Building Design and Layout

This personal care building includes country kitchens and common spaces designed to support daily living and interaction. These areas provide residents with access to shared environments that balance comfort and functionality. As a result, the layout supports both individual needs and group activities throughout the building. The memory support wing is positioned to provide a defined and supportive environment while remaining connected to the broader facility. The design supports a clear relationship between shared and private spaces throughout the building.

Supporting Operations and Staff Spaces

The below-grade ground floor includes key support areas for staff and operations. These spaces include an administrative suite, staff breakroom, bathrooms, and a conference room. The conference room also supports private dining when needed, allowing for flexible use of space. In addition, a salon and fitness room provide services that support both resident wellness and daily routines. Because of this, the building supports both resident care and operational functions across multiple areas. These spaces help maintain daily operations while supporting staff needs.

Integration with Existing Facility Systems

Warfel connected this personal care building to the existing facility through two new corridors. These corridors straddle the existing mechanical room, which required utility tie-ins across multiple systems. As a result, thorough planning supported the integration of new and existing infrastructure. This approach allows the addition to function as a seamless extension of the campus while maintaining system continuity. The connection also supports consistent access between the new and existing spaces.
