The Residence at Fitz Farm, developed by Avenue Development and operated by Integra Care, is located in York, Pennsylvania, just off Interstate 83 on land steeped in community history. Before becoming a senior living community, the site was part of a family farm that remained within the Fitz family for four generations. The site’s history carries a personal connection because the former owner of the family farm is now retired and happily living in the new facility. Today, the residence brings several care options into one setting while carrying forward part of the land’s story, helping the residential community stay connected to daily care and the people who helped shape the land.
Living Options at Residence at Fitz Farm
The Residence at Fitz Farm offers 130 combined units across independent living, assisted living, and memory care. Each living option serves a different need, allowing the community to welcome residents at various stages of support. Independent living gives residents a setting connected to the larger community. Meanwhile, assisted living and memory care provide additional levels of daily care. Because these options are part of one residence, the building can serve people with different needs nearby. Together, these living options create a senior living environment shaped around choice, comfort, and changing needs.

The community also offers a short-term respite care program for guests needing temporary care and support. During their stay, guests have access to services such as medication management and therapy within the same residence community. Warfel’s experience is senior living work helped bring a new senior living community to a site already tied to local history. The completed residence combines independent living, assisted living, memory care, and short-term respite care within one community. Just as important, the project carries forward the story of land once held by a family farm for generations. For residents, that history gives the setting a warmer sense of place. It also keeps the focus on care, daily living, and connection within the community.
