Village Square Commons Renovation in an Active Hub
At Garden Spot Village in New Holland, Pennsylvania, Village Square Commons is known as a “vital hub” for residents, bringing common spaces and dining amenities into one central gathering place. Through a five-phase renovation, the project brought a fresh new look to this thriving social hub while keeping daily resident routines and needs at the center of the work. The 22,810-square-foot scope included the café, community store, marketing suite, foyer, corridors, theater, park, and concierge area. Because more than 500 residents rely on Village Square Commons, the seven-month renovation required careful phasing across several active spaces. With thoughtful planning, Warfel refreshed the shared areas while the facility remained open and readily available for residents.
Café Renovation with More Resident Character
The café became the centerpiece of the renovation as Garden Spot Village reimagined dining to elevate the resident experience. The existing café and dining area felt outdated, so the project reimagined the space from the ground up. Crews demolished the café from top to bottom, including the HVAC system. They scraped the floor to bare concrete and removed walls, kitchen equipment, and insulation. That full reset made room for an elevated dining experience, with updated kitchen equipment, serving lines, a brick oven, and details that feel personal to Garden Spot Village.
Village Square Commons Café Experience
The reconfigured café includes new kitchen equipment, serving lines, and a brick oven for pizzas. A kiosk ordering system adds convenient ordering for residents on the go. Locally inspired design details helped the renovated space feel personal to Garden Spot Village. Custom hand-made brick, canning jar walls, a canning jar chandelier, and curved woodwork bring warmth throughout the café. Those details gave the dining area a memorable identity without losing its resident-focused purpose.
Phasing Around Daily Community Life
The larger renovation refreshed several spaces that residents use for dining, errands, events, visits, and daily connection. Along with the café, the scope included the community store, marketing suite, grand foyer, corridors, theater, park, and concierge area. These updates helped Village Square feel more cohesive as a central part of campus life. Since the building remained the most actively used facility on campus, Warfel developed a complex phasing plan around more than 500 residents. That planning allowed shared amenities to be renewed while the building stayed open and available throughout construction.
