Warfel Construction Company is pleased to partner with Beaumont at Bryn Mawr on their community renovation project. This logistically challenging façade remodel encompasses thirteen villas, two apartment buildings, and the Nursing and Commons Building at Beaumont. Existing conditions do not match any available as-built drawings, requiring the team to adapt to any new discoveries they may make as construction continues. Additionally, unique phasing schedules had to be created, as all residents are remaining in their units while construction is in progress.
The entire façade subgrade is being waterproofed without complete excavations to foundations in addition to the entire façade above grade. To accomplish this, the team is tackling a predetermined square footage each day and removing the existing façade, including windows and doors, down to framing, replacing sheathing with a primary air-vapor barrier system, and installing new windows and doors in a single day. This process is followed with façade finishes, all while attempting to maintain a workflow for all subcontractors to maintain optimum labor production.
Warfel is partnering with Lenhardt Rogers Architecture and Interiors, Moore Engineering Co., and Intertek on this project. Construction is planned to wrap up in the latter half of 2023.
